Say “Adios” to Clutter
One of the most important things you can do when preparing to sell your home is getting rid of clutter. A good rule to follow is for every new item that comes in, and old item leaves. When staging your home for sale you may want to consider removing some furniture and knick-knacks – this will make your home appear much larger. You don’t need to remove everything, but ask yourself what you can live without until your home sells.
Furniture Conversation Areas
One of the best things you can do when staging furniture is to create conversation areas and placing furniture so the traffic flow in the room is apparent. Moving furniture away from the walls will actually make the space feel larger and more cozy and inviting.
For rooms that seem to just collect junk consider re-purposing the space into a yoga studio, home office or add a comfortable armchair, small table, lamp and turn the room into an area for mediation. These small changes will not only make your home more inviting but will add value as well.
Lighting, Lighting, Lighting
Great lighting is one of the things that make homes look warm and inviting. Consider increasing the wattage in your fixtures and lamps. Three types of lighting are best, ambient (overhead/general), task (reading) and accent (tables and walls).
Seamless Painting for Small Spaces
To make a small space seem bigger one trick is to paint it the same color as the adjoining room. If you have a small kitchen and dining area painting them the same color will give your home a seamless look and both rooms will appear bigger.
Rearranging Wall Space
Consider rearranging your pictures, paintings and wall space in unconventional ways. Breaking up the line and placing wall art in various patterns and groups will make them stand out and creatively show off your home.
Placing objects in odd numbers (especially three’s) is key to an eye-pleasing balance. Instead of lining the accessories up in a row consider placing them in a triangle shape and remember to mix the decor according to height, width, color, size, and texture.
To make buyers feel like they’re in a spa place items in decorative baskets, light candles and roll your towels. This is a great way to make your space look polished and won’t cost you and arm and leg.
